MAKING & CONFIRMING A BOOKING
Apartments will be reserved for 7 days until deposit is received). A 20% deposit is required to confirm your booking, with the balance due no later than 8 weeks prior to arriving (Non payment of the final balance will constitute cancellation of the apartment and forfeiture of deposit). If However you are booking within 8 weeks of your arrival, payment must be made in full when confirming your booking.
MAKING PAYMENTS
To make a payment we will accept a cheque or bank transfer (bank details available on request).
APARTMENT PRICES
Prices quoted are for a minimum 7 nights stay and any additional days will charged on a pro-rata basis. These prices are the cost for the apartment not per guest on a self catering basis and do not include flights, transfers or the damages deposit of £75 (due with final payment and will be refunded within 7 days of your departure, providing no damages have occurred).
SECURITY DEPOSIT
As a precautionary measure we will request a security deposit of £75 against any damage or breakages. This will be due with the final payment and will be refunded in full within 7 days of your departure (providing no damages have occurred). Our apartment will be inspected on the day of your departure by our management company “Phoenix UK”, if any damages are reported back to us after your stay, an amount will be calculated to fix/replace the damaged item(s). As long as there are no damages reported back to us we will refund your deposit immediately either by cheque or bank transfer, whichever the client wishes.
OCCUPANCY
Your holiday group must not exceed the maximum number of people the property will sleep as detailed in the property description. If it does the owner/management company can refuse to allow you to take possession of the property or make you leave before the end of the holiday. If this happens we will treat your holiday as cancelled by you and you will not be entitled to a refund of monies of compensation.
CANCELLATION OF A BOOKING
In the unlikely event that circumstances beyond our control necessitate the cancellation of your booking we reserve the right to cancel any booking at any time and will only be liable to refund monies already paid by the client. However in such a case we will also make every effort to arrange alternative accommodation if the client wishes. You will need to contact us as soon as possible if you wish to cancel you booking. You will then receive a cancellation invoice, detailing any charges, as shown in our cancellation table below. No booking is cancelled until a cancellation invoice is issued by ourselves, so you should ensure you receive one in order to avoid incurring extra costs.

YOUR RESPONSIBILITY
You undertake responsibility to report to our representative or to us any deficiency in the accommodation or its contents on arrival; to exercise due and reasonable care in respect of your holiday accommodation and its contents; to leave it in a clean and complete condition; to respect local and on-site regulations and by-laws; to indemnify us against all loss or damage arising directly or indirectly from any act, default or omission of your party. Any serious abuse of a property or its contents may render you liable to eviction without compensation. Smoking is strictly prohibited inside our apartment, any breach found of this rule could result in the whole loss of the security deposit. It is the letters responsibility to cover themselves with holiday insurance. We reserve the right to make a charge for extra cleaning if the property is not left in reasonable condition.
OUR RESPONSIBILITY
As owners we take responsibility to ensure the apartment is cleaned and ready for your arrival. All items described in the apartments itinery are available for duration of the guests stay. To cover the guests with adequate public liability insurance in case of injuries incurred through any negligence of the safety of the apartment.
ARRIVAL AND DEPARTURE TIMES
To allow our cleaners sufficient time to clean and prepare the apartment for our next guests, our standard policy for guests arrival and departure times are set as follows; Guests arrival must be after 2pm and vacate the apartment on the day of their departure by 11am. This policy however will be flexible if the property being rented does not have guests arriving/departing on the same dates. Confirmation of this policy will be sent to the guests within 1 week of the guests arrival date.
